The agreements we offer are as follows:-
1) Franchising/Licensing: An agreement to maintain and improve Quality, Increase
Occupancy and Room rates and increase revenue for hotels.
Under our agreement we authorise a hotel or property owner to operate a hotel
and to become part of our Group which has general sales agents in every Major
country. We neither own, name nor manage the hotel but to maintain common group
brand image, standards, quality and value each hotel is obligated to meet
specified Barrington Group brand standards under the agreement.
Specifically we guide their own staff who manage the property and use our
comprehensive, approved and tested
: * Regularly updated Operations Manual
* Staff training programs,
* International Reservations and booking Service,
* International marketing support,
* Corporate Identity Marks and Systems,
* International directory that includes the Hotel to the travelling public,
* International directory for the Travel trade (Tour operators and Travel
agents) ,
* Consultants and advisors,
* Guest complaint resolution programs,
* Joint International Advertising,
* Joint International Pr,
* Joint International Promotions,
* Architectural and design advice
* standards,
* Signage,
* Operating equipment,
* Systems,
* Uniforms,
* Furnishings,
* Operating supplies,
* Branded consumables,
* approved in-room entertainment ,
* Approved telecommunications,
* Approved computer software,
and other know-how for operating the hotel successfully
We administer a quality assurance program for the whole group that includes
conducting periodic inspections of the Hotel by quality assurance auditors and
mystery shoppers and carry out guest satisfaction surveys and audits. The hotel
then takes all steps necessary to correct any deficiencies to ensure best
practise.
The Hotel contributes with a percentage of their revenue to a monthly program
fund which we use together with other franchisees to pay for various programs to
benefit the whole group, including, but not limited to:
(i) International national and regional advertising, promotion, publicity,
public relations, market research, and other marketing programs;
(ii) developing and maintaining directories of and Internet sites for System
Hotels;
(iii) developing and maintaining the Reservation Service systems and support;
and
(iv) administrative costs and overhead related to the administration or
direction of these projects and programs.
We derive revenue from a base monthly fee as a % of turnover + expenses while
undergoing the process of making the hotel compatible with our quality standards
plus an Incentive fee based upon the increase in Revenue we create.
In some cases an Application fee is applicable to enable us to carry our due
diligence on the property before we agree to accept the property but in all
cases the expenses at cost for a due diligence stay at the hotel to establish a
base line of quality and service is always applicable.
For a small extra percentage of revenue we also manage the property with staff
outsourced to our HR company and deal with all

If desired we can also conduct the marketing or sale of a hotel via the
Association of International Real estate Investors
www.airei.com which we were a founding member of and which we chair. We can
do that either as one unit or as timeshares, vacation ownership, fractional
ownership, room Invest, condominiums
or like schemes but only after a hotel
has fully complied with our Franchise or management agreement to ensure Brand
Quality. This allows a faster sale and achieves a higher yield.
